The quaint Surrey village nestled between M3 and M25 that most people pronounce wrong

Nestled between the M3 and M25 motorways, you’ll find the quaint village of Lyne, often mispronounced by some. This small community, located in the borough of Runnymede, borders Chertsey[1] and Virginia Water. Lyne, pronounced ‘line’, is situated in the northern part of Surrey and boasts one of the county’s main hospitals, St Peter’s.

It’s also home to Foxhills Country Club and Resort, which features a premier golf course. Although the village doesn’t have its own railway station, Longcross, Virginia Water and Chertsey stations are easily accessible and offer direct links to London. There isn’t loads shops and restaurants, however there is a pub called The Royal Marine.

The pub dates back to the mid-1800s and it’s believed to have been named after a large detachment of Royal Marines based on the nearby Chobham[2] Common. Queen Victoria once visited and reviewed the troops, marking a significant event in the village’s history. To commemorate this occasion, the pub was named The Royal Marine.

A quintessentially British pub, it offers homecooked classics such as meat pies, lamb shank, fish pie, stroganoff, curry, chilli and sausage and mash. Freshly made sandwiches and Sunday roasts are also on the menu. The most recent Tripadvisor review reads: “A cosy, unspoilt pub serving real ale and competitively priced food!

The owners are very friendly too.” For those seeking a more refined dining experience, The Fox is an elegant restaurant nestled within the Foxhills hotel. This award-winning establishment, located in the heart of the hotel’s 19th-century manor house, serves up Sunday roasts from 12.30pm until 3pm each week.

The Holy Trinity Church can be found behind St Peter’s Hospital, while Lyne Village Hall hosts a range of clubs and societies, and organises an annual fete to fund the maintenance of the hall and its facilities. Lyne and Longcross C of E Infant School with Nursery is conveniently located next to the church. For family fun, there’s the Great Cockcrow Hill miniature railway, offering train rides for all ages.

If you wanted to move here, property website Rightmove reports that homes in Lyne had an overall average price of GBP900,000 over the past year, significantly higher than the Surrey average of GBP627,964. Most of the properties sold in Lyne last year were detached houses, fetching an average price of GBP900,000. Semi-detached properties also sold for an average of GBP900,000.

In terms of property prices, Lyne saw a 10% increase over the previous year and a 7% rise from the 2020 peak of GBP840,714.

Despite being a small village, Lyne has a few amenities including a pub named The Royal Marine.
