Where all the new homes in South Gloucestershire could be built by …

South Gloucestershire Council’s draft Local Plan sets out where 20,490 homes will be built[1] up to the year 2040. Of these, the authority has had to find land for more than 9,000 that did not already have planning permission or sites allocated to them in previous versions of the housing and jobs blueprint.

More than half of these homes have now been earmarked for the countryside near Bristol’s “urban edge”, especially in the East Fringe, which will effectively extend the conurbation’s city limits, although not its actual boundaries, and require the greenbelt to be redrawn. Some developments will be on “brownfield” land, such as in the market towns of Yate[2] and Thornbury[3] or places like Hanham[4] and Lyde Green where there was previous development.

Others, meanwhile, will be much smaller and dotted around South Gloucestershire[5], as council chiefs have sought to avoid creating unsustainable communities or placing unrealistic dependence on transport schemes or expanded schools that will never happen. Residents can have their say from next month following cabinet approval on Monday, November 13.

The nine-week public consultation will include material such as interactive maps, which aren’t available on the Local Plan documents[6] just yet. In the meantime, here is where all those additional new homes – and how many at each location – are set to be built over the 15 years of the plan.
