Stunning wedding venue up for sale in Ansty for just ?3million

Nettle Hill, a wedding and events venue, has been put up for sale in Ansty, Warwickshire[1]. Located on Brinklow Road, this whole property has been priced at £3,000,000 with a generated income of £121,344 per annum for budding entrepreneurs looking for an investment.
It was previously owned by Together for Christ His Kingdom and His Church who bought the property in 1987. Now, the charity is now looking to sell as they look forward to renovating other big venues.
They initially took on the property to restore it to its full potential, and are now moving to their next project or building that they would like to restore. The total accommodation covers 20,000 square feet with a 50-space car park and four residential properties as well as their 17th century farmhouse property.
Nettle Hill is also very accessible, located only five minutes away from Junction 2 of the M6[3] Motorway, 1.5 miles away from Ansty and 6.9 miles away from Coventry[4]. Nettle Hill has three different generated revenues in online bookings (50%), Office hire (29%) and RHI Biomass (21%).
The offices in The Round and Panva have already been let, one with a five-year lease ending in 2027, and a 1.5-year lease ending in 2025. Two residential properties have already been sold off of Nettle Hill and do not form part of the sale.
According to their brochure, the current owner has been winding down its activities at Nettle Hill over the past two years. However, the property has been well-established as an events venue for the past 25 years.
In addition to the property-derived income, Nettle Hill’s conferencing and events business (which does not form part of the sale) is licensed to undertake marriage ceremonies and to provide food, alcoholic beverages and entertainment offerings.
As the charity has been winding the business down over the past three years in anticipation of selling the property, the last full year of income in March 2018 generated £260,000 in gross revenue.
