Plans for 2750-home village with schools and railway station
Plans are afoot to build a new 2750-home garden village complete with a railway station, schools in Gloucestershire[1].
Sharpness[2] Development LLP have requested an environmental impact assessment screening opinion of the proposed site which extends to almost 600 acres of agricultural land off Sanigar Lane in Newtown between Berkeley[3] and Sharpness.
This is ahead of submitting a planning Stroud District Council[4] for around 2,750 homes, roughly 24 acres of employment land and a new railway station.
The scheme would also include community facilities, new secondary and primary schools, extensive green infrastructure and sustainable urban drainage systems.
The proposed development site is split up into three parcels of land with the main central part being around 480 acres and bound to the east by the Berkeley Bypass and the railway, to the west by the Severn[6] Estuary and to the north and south by agricultural fields.
The north eastern parcel under 100 acres in size and is bound to the south west by the railway line, to the north by Bays Hill road and residential dwellings, to the east by farm buildings and agricultural fields and beyond that by existing residential dwellings.
The south eastern parcel is just under 14 acres, and is bound to the north by the railway, to the west by Berkeley Bypass, to the east by station road and south by an agricultural field. The scoping report says the site comprises agricultural fields of various shapes and sizes, with a small patch of woodland in the centre and Saniger Lane running down through the right side.
The district council was expected to make a decision on the environmental impact assessment screening opinion in July so a decision should be imminent. If the developers want to proceed with the scheme a further planning application will need to be submitted and assessed by the authority.
