L&G proposes 200,000 sq ft Trafford industrial overhaul
Early-stage proposals for the demolition of the ageing factory at City Park Business Village and the construction of five modern units have been tabled.
L&G Property Partners has submitted a scoping request to Trafford Council for the redevelopment of a 10-acre site off Brindley Road.
L&G wants to deliver 200,000 sq ft of modern industrial space across five units ranging from 16,000 sq ft to 70,000 sq f, according to drawings submitted by Hale Architecture.
The new-build scheme represents a 35.5% increase in floorspace compared to the shed that would be demolished.
The existing building is of “poor quality”, according to documents prepared by JLL.
Due to its age, the building has low eaves and too many internal columns “which leads to inefficiencies for modern occupiers” the documents state.
The redevelopment is striving for a BREEAM ‘Very Good’ accreditation and will seek to be net zero carbon in construction and operation, according to JLL.
