A FAST-GROWING Ross-shire community looks poised for further expansion with planning proposals for another 235 homes set to get the go-ahead.

Homebuilder Tulloch Homes has welcomed Highland Council officers’ recommendations to approve two planning applications it has submitted for Conon Bridge.

The Highland Council is set to consider both applications at its committee on November 1.

The proposals for the homes will enhance and support the local area, providing much-needed new housing at a time when demand is predicted to spike, thanks to the establishment of the Inverness and Cromarty Firth Green Freeport (ICFGF), the developer says.

The Conon Braes South development, which is allocated for development in the Local Development Plan, is an extension to the existing development, Conon Bridge North.

Comprising 160 private and affordable homes "and complemented by carefully designed landscaping and open space", the new community will, says the developer, "have strong access to the local primary school, shops and rail halt."

Following the public consultation, Tulloch Homes also incorporated a pedestrian link from Pocket Park to maintain walking routes through the site.

Its development at Riverford Conon, which is also allocated for development, promises 75 new homes, "including 19 affordable homes". It offers a mix of one, two, three and four-bed energy efficient properties including cottage flats, terrace, semi-detached and detached. It says the wider site also offers space for businesses, with the potential for a nursing home, nursery or business centre along with opportunities for smaller, local ventures.

The Highlands are expected to see significant growth over the coming years, the developer says, due to the freeport. Earlier this month, it was forecast that the creation of the freeport will lead to the creation of more than 10,000 new jobs in the Highlands and a further 6000 across the UK, as well as attracting over £3 billion of fresh investment.

It claims the provision of additional housing options in the area will help ensure the freeport is a success.

Sandy Grant, managing director of Tulloch Homes, which is part of the Springfield Group, said: “We are pleased that our proposals have secured support from planning officers, and we are hopeful for a positive committee decision. Both Conon Braes South and Riverford Conon represent well-designed, inclusive communities that will ensure local people have great, well-located places to live for generations to come.

“As a major housebuilder in the region, we are committed to the Highlands. The development of the freeport further underlines that we need supporting infrastructure in the North[3] – and this includes high calibre homes to support workers and their families.”
