Award-winning country pub up for sale after closing this year

A Derbyshire village's only pub is up for sale. The Dog at Pentrich[1] was the only watering hole in the quaint village of Pentrich, near Ripley, until it shut earlier this year.

After winning Marketing Derby's Best Country Pub award in 2022[2], things appeared to be on the up for the pub until the tenants announced that it would be closing in February 2023. Having run the pub for five years, they cited a number of reasons for closing including long hours, stress and increasing costs.

The leasehold for the pub is now on the market for £49,500. The building is advertised as an unopposed popular gastro inn with bar and restaurant space. The bar area has enough room for over 30 people, with the option of fireside seating[3].

The restaurant has room for 54 people, combined with quality contemporary furnishings and full air conditioning. A small Al Fresco courtyard area with stunning views is also to the rear of the property.

There are two double bedrooms for owners' accommodation as well as one double bedroom that acts as a self-contained flat. The previous annual turnover for the pub was in the region of around £810,000 (incl. VAT) achieved on a trade split of 60% food sales and 40% wet sales.

The business is offered for sale as a brand new ten-year Private FRI Lease Agreement. The asking premium will be £49,500 and the initial annual rent will be £45,000 with agreed initial concessions.

The current owner purchased the property in 2002 and has since leased the property out on a private basis. The business has for many years been an iconic landmark serving quality, locally sourced home-cooked food to a loyal, repeat and desirable clientele.
